We strongly advise clients to apply for the HFE letter before they start viewing flats. This avoids the heartbreak of falling in love with a property only to discover a financing or eligibility issue.
Private Property Owners and Wait-Out Periods
If you currently own private residential property, additional conditions apply. Under the revised policy effective from 28 July 2026, eligible private property owners can purchase a non-subsidised HDB resale flat without serving the previous 15-month wait-out period, provided they do not take an HDB housing loan.
However, all private residential property interests, whether in Singapore or overseas, must be disposed of within six months of completing the HDB resale purchase. If you intend to take an HDB housing loan, the 15-month wait-out period still applies.
Minimum Occupation Period (MOP)
Once you purchase an HDB resale flat, you must occupy it for a minimum of five years before you can sell it on the open market or rent out the entire unit. This is known as the Minimum Occupation Period (MOP).
The MOP is calculated from the date you collect your keys, not the date you sign the Option to Purchase. During the MOP, you cannot rent out the entire flat, though you can rent out individual bedrooms if you continue to live in the flat.
